Homeowners Association Dues

 

Your monthly Homeowners’ Association dues cover the costs of maintaining the common areas that are shared with everyone else - everything from the lighting at the front entrance to the beautifying the landscape. A portion of your dues is also put aside for high-cost repairs or future emergencies, such as replacing fixtures in at the pool clubhouse or cleaning the parks.

The Candle Meadow Subdivision is a Public Improvement District (PID) and therefore does not levy any type of HOA dues. The Public Improvement District does levy an assessment fee that is based on the appraised value of your property and a rate set each year. This assessment fee is collected by the Dallas County Tax Assessment Department with your annual City of DeSoto and DeSoto ISD property taxes. When a home is purchased or sold in Candle Meadow, a re-sale certificate is issued by the Principal Management Company and the PID fees are pro-rated at closing by the title company just like your property taxes.
